This deposit helps cover potential damages, excess utility usage especially for stays longer than 28days , or other incidental costs during your stay. It also provides landlords with peace of mind, especially for longer-term or newly renovated units.

In some cases, we can discuss with the landlord to reduce or waive the deposit requirement, depending on your application and rental history.

Certain landlords may also require full or partial payment before move-in, similar to standard practices on platforms like Airbnb. Others may not, depending on the property and owner’s policy.

Can I view the property before booking?

No. We have a no-viewing policy, as KL Short Term Rentals is not an estate agency. All bookings are managed online, similar to Airbnb. Each property listing includes verified photos and accurate descriptions. If a property does not match its online representation, you may be eligible for a refund.

How do I book a property?
You can book directly through our website, klshortrentals.com. Browse available listings, select your preferred dates, and complete your booking securely. Once confirmed, you’ll receive a booking confirmation and detailed check-in instructions via email.

Do I need to pay a deposit?
Some listings may require a security deposit. The amount and payment method will be shared with you before you finalize your booking. Your deposit is fully refundable after check-out, provided there are no damages, missing items, or outstanding balances.

How do I check in?
Before your arrival, you’ll receive detailed check-in instructions. Depending on the property, check-in may be self-service using a smart lock or key box, or handled in person by a host or property manager.

What is your cancellation policy?
All bookings made through KL Short Term Rentals are non-cancellable and non-refundable. Please ensure your travel plans are confirmed before completing your booking to avoid inconvenience.

What payment methods are accepted?
We accept bank transfer, FPX, PayPal, Wise, and major credit or debit cards. All transactions are processed securely for your protection.

Is there a cleaning service provided during the stay?
Cleaning services are provided by the host or management depending on the property. Availability and frequency vary, so we recommend confirming this before your booking. Optional mid-stay cleaning can also be arranged at an additional charge.

Will I receive an invoice or receipt after payment?
Yes. A digital invoice or payment receipt will be automatically emailed to you after your booking confirmation.

Are the properties furnished?
Most properties listed on KL Short Term Rentals are fully furnished with essential amenities. However, we recommend confirming specific furnishing details with the host before booking.

Are utilities included in the price?
Utility inclusions depend on the listing. Some landlords include basic utilities in the rent, while others charge based on actual usage. Please review the listing details and confirm this before booking.

I’ve already booked, but the host can’t provide the property. How do I get a refund?
If a host cannot honor your booking, please contact them immediately. If the issue remains unresolved, the KL Short Term Rentals Support Team will assist in arranging an alternative property or a refund, depending on the situation.

Can I extend my stay?
Yes, subject to availability. Contact your host or our support team as soon as possible to request an extension before your current booking ends.

What should I do before check-out?
Before checking out, please tidy up the unit, switch off electrical appliances, and return any keys or access cards. You’ll receive full check-out instructions before your departure.

Is SST (Sales and Service Tax) charged?
If the landlord or host is SST-registered, an 8% tax may be included in your total booking amount. Otherwise, no SST is applied.

Who do I pay rental to?
All payments are made directly through the KL Short Term Rentals platform or to the account details provided by our verified admin. This ensures safety, proper documentation, and transparent processing.

Who is eligible to rent a property on KL Short Term Rentals?

How do I verify my account and become eligible to book?
To verify your account, complete all mandatory profile details, including a valid government-issued ID, profile photo, email, and phone number. Once verified, a badge will appear on your account, indicating eligibility to book.
